Choosing a Building Site
We have several prime building sites available througout the year, sold on a first com first serve basis. These lots have been personally inspected by Corky, and are usually in sought after locations.
We can build on your existing site or assist you in choosing a prime site. We provide a complementary evaluation of your lot, and explain any zoning or "perk" issues that may be of concern. If needed we will get a professional engineer involved in the study. a contingent contract can be put on most lots to hold the property.
Choosing a Home
The next step is to decide on your custom home plan and design. We will gladly make the Corky Shaw Custom Home Portfolio Plans available for your review. Many clients find exactly what they want at this stage and we make whatever modifications are necessary to satisfy their needs and desires. Others have an architect already employed and just need guidance throughout the process, while yet others choose to design a custom home from scratch as they have envisioned it using our in-house architect. No matter the method, you will find Corky Shaw custom Homes professional, expedient and helpful throughout the entire process. Our design staff and architects are available to make your dream home a well-planned reality!
Preliminary Budget, Permitting and Final Pricing
Once you have approved the design, a "preliminary budget" is calculated by Corky Shaw. This budget is much like a business plan for your home. It sets budgets, foreseen options, and leaves a "cushion" for unseen costs and upgrades by the customer. Once the final construction plans are approved by the customer, an engineer plots the home on the site plan (plat) along with the accompanying grading plan, and a building permit is ordered. While waiting on the county permit we move forward with the final pricing stage and complete the final budget. Most of our clients build with us on a cost-plus basis, although some prefer a fixed price. There are advantages with the cost plus system as the buyer is involved with making decisions on a cost/benefit basis. Once you approve the final budget, we then pull your permit and begin construction. During the building of your home our construction manager will carefully monitor the construction and quality control. Our hand chosen subcontractors and suppliers have worked with us for years and we hire with an eye to quality, service, and job efficiency.
